Inventory report
(also known as a schedule of condition)

These reports provide a record of the condition of the property at the start of the tenancy (even when a property is not furnished), recording details such as the condition of the walls, windows, light fittings, any fixtures, and flooring (as well as any other features).  The cleanliness of each area is  also recorded, and smoke detectors and utility meter readings taken.

Checkout comparison report
(a comparison against the original inventory)

Checkout reports compare the condition of the property at the checkout visit, compared with how the property was described and shown on the original inventory. Fair wear and tear must be taken into consideration, and exactly what that means will depend on a few factors, such as the type of property and length of the tenancy.  We use the original inventory report, and our experience and knowledge to compare the condition of the property at checkout, highlighting significant changes and dilapidation.

Mid-term inspections
(also known as routine inspections)

A visit carried out during the term of the tenancy to check for any obvious issues, such as miss-use of the premises, signs of damage to the property and generally checking that the tenant is looking after the property. Mid-term inspections start from as little as £25. Please contact us for a quote specific to your requirements.
