Inventory report
(Also known as a schedule of condition)
This provides a record of the property's condition and cleanliness at the start of a tenancy (even if the property is not furnished), recording details such as the condition of the walls, windows, light fittings, flooring, and fixtures (as well as any other features). Additionally, the property's smoke detectors and utility meter readings are taken.
Checkout comparison report
(a comparison against the original inventory)
This compares the condition of the property at the checkout visit, to how the property was described and shown on the original inventory. Fair wear and tear must be taken into consideration, and exactly what that means will depend on a few factors, such as the type of property and length of the tenancy. We use the original inventory report, and our experience and knowledge to compare the property's condition at checkout, highlighting significant changes and dilapidation.
Mid-term inspections
(also known as a routine inspection)
This is a visit carried out during the term of the tenancy to check for any obvious issues, such as miss-use of the premises, signs of damage to the property and generally checking that the tenant is looking after the property.
