why do I need an inventory? as we know Inventories (or schedules of conditions) provide evidence of the properties condition prior to a tenancy. This is important as they can help to avoid disputes at the end of a tenancy, ensuring that both the landlord and the tenants are protected from situations such as unfair deposit outcomes. Therefore, since the passing of the Renters Rights Act 2026 which changed how tenancies in England work, it is extremely important to have a clear schedule of condition.
